Housing Repair backlog may take five years to clear?

We codgers have been watching the mire Northumberland County Council has got itself into by avoiding the repair of its vacant Council homes for the last seven years.

Regional press arguments have been had between the current Labour Group at County Hall with denials spewed out from top Conservatives that they have very few people who need homes and are hiding behind future planning numbers instead of dealing with the Counties huge backlog of housing repairs.

Our research shows that approximately 435 council owned homes are sitting empty, some for over two years according to social media from existing tenants, whilst it has been reported by the Government that Northumberland’s homeless figures have doubled. In 2018/19, 655 families were assessed as homeless in the county. However, in 2023/24 that figure has now risen to 1,337.

Tenants currently housed by the Council are also extremely concerned that their money sitting in the Councils housing revenue account is not being used to repair these homes and is dwindling whilst the Council fails to collect hundreds of thousands of pounds in rent to bolster much needed repairs on tenanted as well as empty homes.

Deirdre Campbell isn’t the only Labour Party member concerned about this dire situation and we have heard that the Council has abandoned its tenants panels which were set up to monitor, scrutinise and hold the administrations feet to the fire if need is not being met to supply and fulfill the hosting of those in need as required by law since 1919,

Councillor Scott Dickinson had challenged the Council on several occasions demanding that properties are brought back into use as a matter of urgency, yet his appeals go unheard and repairs continue on at a snail's pace, draining the housing revenue account daily.

Labour Groups shadow housing member Councillor Anna Warson who works in the health service sees the damaging effects that homelessness, deprivation and poverty has on families one of our codgers group caught up with her, she said “ I am so disappointed that the Council isn’t pulling out all the stops to get their massive amount of empty homes back into use” “Homes in Cramlington, Amble, Blyth, Seaton Delaval and Alnwick are standing untenanted and their condition is worsening the longer they stand.” 

We Codgers believe it is time the administration's conservative cabinet and leadership got their fingers well and truly from their deep backsides and make housing a prime priority for this Unitary all purpose County Council. A council which appears to many right across Northumberland to be a money box for Morpeth and Ponteland with everywhere else suffering the consequences of their decision making.

Crazy Despot Declares Northumberland a Sovereign State.

 

The Leader of Northumberland Conservatives Councillor Glen Sanderson has decided that the County he ‘rules over’ (which he declared was utterly and truly broke this week) is a sovereign state that will not follow the rules set by the UK Government.

In an article in this week's Northumberland Gazette, Councillor Sanderson said “Northumberland is, if you like, a sovereign place – a sovereign state – that will not have views imposed on it by the central Government that it opposes”.

We can only presume that Councillor Sanderson will be rallying volunteer troops to defend his sovereign state as he can’t afford to pay them and has informed the King that a new sovereign nation is being formed within the bounds of his Nation because the Leader and cabinet of a bust Conservative County Council does not like the Government endorsed by King Charles this summer.

This follows on from his West of County ally ex-cop Councillor Gordon Stewart who has been ranting on informing Parish Council’s that they must defend themselves against development taking place in their areas through adoption of tight neighbourhood plans.

Local Government experts have decried Councillor Stewarts rants asking how many millions of pounds Northumberland County Council under the last two Conservative administrations has he let its Council tax payers shell out in lost planning appeals? and is his bluster just an attempt to fit up parish councils to carry the appeals bills in future?. Reminding them that Northumberland residents pay the highest council tax rates in England and have done since 2017.

Retired planning officers have also come out on social media to inform Councillor Stewart and his new sovereign, Councillor Sanderson that Councils are responsible to deliver planning objectives on behalf of Government and if objectives of Government are not set within the Local Plan of a Council or a Parish neighbourhood plan for that matter and met in full then they will be forced to by Government in office as it is unlawful to oppose national planning law.

It may be about time that the Government has to send in their inspectors to take over this Council and manage it until a compliant with local government law Council is elected in place of crazy ‘Sovereign Sanderson’ and his motley disparate crew.

Get a Grip!

There’s two types of grip, one being pictured as the struggle to remove a jar lid etc, but more importantly for Northumberland’s Council Tax payers the other GRIP’s failure is forcing up costs to you annually with Northumberland Conservatives happy that your County Council’s future is held back by serious debt accrual.

The Governance for Railway Improvement Process, GRIP for short, is a process that must be undertaken before opening up any new rail line to passenger transport.

The reopening of the Ashington Blyth and Tyne Line to passenger travel was kickstarted by Labour as early as 1986 when Councillor Gordon Webb met the then British Rail Board to open up the conversation.

The line may open sometime next year. It's one of the prime options which is forcing up your Council Tax by the maximum each and every year to the highest in England even if you live in an area which won’t be served by the line.

Why? You may ask, because Northumberland County Council’s current administration tried to cut costs in 2017.

A Potted History:

The Conservatives won the 2017 local Government Elections in Northumberland and put a halt to as many previous projects as they could. Missing out many of the GRIP studies required to ensure Best Value is delivered on rail projects.
There are eight distinct stages of the GRIP process:

1. Output definition

2. Feasibility

3. Option selection

4. Single option development

5. Detailed design

6. Construction, test and commission

7. Scheme handback

8. Project close out

The expected FULL opening of the line is late summer 2026

And the long term costs will certainly halt any inference that ‘BEST VALUE could ever be delivered via this project.

Northumberland Tories Want ‘Royston Vasey’ Recreated Everywhere?

Fear of outsiders bringing the rest of the North-East’s voting habits into the County is forcing Northumberland Conservatives into slashing their housing development numbers as they consider housing need secondary to housing greed.

Northumberland has within its bounds 166 Civil Parishes, made up of 15 towns and 279 villages.

The Roysten Vaseyites who hold all the seats on Northumberland County Council’s one party secret cabinet have plucked the figure of 549 new homes to be built on its almost empty 5,016 sq kilometres.

With the H&CA telling us Northumberland has 17,272 homes currently below the decent homes standard, many of which should be demolished, The tories desired figure is the simple catalyst into developing hundreds of Royston Vasey’s to keep Northumberland empty, dilapidated yet picturesque in a Dickensian slum manner.

The current figures from Northumberland’s cabinet will leave Northumberland as a shrinking council in future and even future higher figures will not guarantee that your families children will be able to reside within the County they grew up in.

Their plans are simple indeed, they wish to only develop just over 1.86 of a house in every village and town across the County instead of the thousands needed to replace BSKYB and summer lets which are growing almost as rapidly as food banks and community pantry's, another set of needs the Conservatives are ignoring. These development plans are estimated to kill the Council and the County in a very short time indeed. 

With the same secret Cabinet denying the development of any Council housing over the last seven and a half years the homelessness and overcrowding situation across Northumberland is becoming intolerable. With Sofa-Surfing  being one of the most common issues sitting within an all purpose unitary council with the responsibility of both adult care and children's services attached. Those secret cabinet members need to hold their heads in shame. 

Across Northumberland the Labour Party built 400 brand new Council homes between 2013 and 2017 and yet the October 2017 figures from Shelter show 1337 homeless families registered in Northumberland. Developing one hundred Council homes per year puts the Counties secret cabinet currently 750 new homes out of kilter with need. Supply and demand does not seem to be an element of Royston Vasey’s thinking.

Has the Firesale of Northumberland County Council’s Assets begun

Sheltering in pubs and clubs because of the bitterly cold weather, we codgers eventually met in a South-East Northumberland community centre this week. Our chats with local residents may have exposed a secret story from Northumberland’ secret one party cabinet that may be worrying to anyone who likes to pay their Council Tax in Northumberland, where the Tories have developed the highest Council Tax in England.

Advance Northumberland, the overarching private company that took over the slandered and politically damaged by the incoming Tories arms length company fully owned by Northumberland County Council, ARCH on behalf of its residents, was split into a number of separate private companies by Northumberland Conservatives after May 2017.

One of the companies formed to bamboozle any members of the public from investigating the (new ARCH’s) activities was a housing development arm Ascent Homes.

Ascent Homes seems to have gone from strength to strength with a myriad of sites and holdings on brownfield land across the county.

But recently as pressure is being felt by the ruling conservatives on Northumberland County Council who have had to admit to rising debt levels. With the flagship reopening of the Northumberland Line running into deep ruts cost wise and an anti-council feeling developing even in their heartland of Morpeth. 

Huge sums of cash is drifting out of the public purse to sponsor vote winning projects like the ‘gift’ of £6m being given to an academy school in Morpeth to develop a sports facility which was  attended by the Council’s deputy leader, just a few short months after the opening of a £21m brand new Leisure and Sports facility a short walk away in Central Morpeth.

Our chats with locals have unearthed the fact that letters have been written to Ascent Homes residents to inform them that Amethyst Homes with its strong links to Dysart Ltd., will be handling their queries and maintenance repairs in future.

Ascent Homes have also placed a prime brownfield site owned by Northumberland County Council in Newbiggin by the Sea onto the open market. A serviced site that would be ideal to start Angela Rayners development of much needed Council Houses in the County, as reports that Newbiggin has thirty nine overcrowded families needing social housing assistance yet 76 homes advertised on BskyB many of which are ex-council and housing association properties.

So it appears that the firesale of public assets by Northumberland Conservatives has begun.
